Terms

By sending a request you confirm you've read the notes in How it works and agree to these terms. They're short.

Who we are

LotSimple is operated by 1255836 B.C. Ltd., a British Columbia company.

What you're buying

A research report about a parcel of land, built from public records and written in plain English. The notes in How it works explain what a report is and isn't, and they form part of these terms. A feasibility study covers land use: the zoning, bylaws, permits and approvals that apply to your lot and your project. It doesn't include geotechnical, environmental, engineering or survey work.

Prices and payment

Prices are in Canadian dollars, plus GST/HST, as shown on the site when you order. Feasibility studies are invoiced by email, and you can pay by card or by Interac e-Transfer. Nothing is charged until your lot is confirmed as covered.

The lot report is free. Pro is a subscription: $20 a month plus GST/HST, paid by card through our payment processor, renewing monthly until you cancel. Cancel any time and Pro stays on to the end of the month you've paid for. Each Pro account includes up to 20 title-search reads a month. A Pro account is for one person; for an office of three or more, email us for a team rate. A feasibility study is quoted in writing before any work starts.

Delivery

  • Lot report: on screen in about a minute, with a PDF to download; where your zone isn't ready for that yet, by email, usually within one business day.
  • Pro: on screen in your Pro account, with a PDF to download, as you run each lot. Your reports stay in your account.
  • Feasibility study: we confirm what it covers on your lot within one business day; the first version follows within two business days of acceptance, and an amended version, free, each time an answer comes back.

Business days are Monday to Friday, excluding BC statutory holidays.

Refunds and corrections

See the refund policy. In short: a full refund if we can't cover your lot, free correction of errors, and no refund once a correct report is delivered.

Not advice

A report is research. It isn't legal, planning, engineering, survey, real estate or financial advice, and it doesn't replace a title search, a survey, a professional assessment, or a conversation with the planning department. The adopted bylaw, as interpreted by the local government, always governs.

Accurate to its date

Every report shows the date each document was read. It's accurate to that date, and only as accurate as the public records it cites.

Limit of liability

As far as the law allows, our total liability for anything to do with a report is limited to the price you paid for it. We aren't liable for indirect losses, such as a decision to buy, build or spend, or lost profit.

Using your report

Your report is for you and the people you're working with on the property, such as your realtor, designer, builder or lender. Please don't resell or republish it.

Privacy

How we handle your information is set out in the privacy policy.

Law

These terms are governed by the laws of British Columbia and Canada. Nothing in them limits any rights you have under BC consumer protection law. The terms that apply to an order are the ones on this page when you placed it.
