What you're buying

A research report about a parcel of land, built from public records and written in plain English. The Notes explain what a report is and isn't, and they form part of these terms.

Prices and payment

Prices are in Canadian dollars, plus GST, as shown on the site when you order. Paid reports are invoiced by email and paid by e-transfer or card. Nothing is charged until your lot is confirmed as covered.

LotSimple Develop is quoted in writing before work starts and paid on delivery, whether or not you go ahead with the project.

Delivery

• Free check: by email within one business day.
• Handbook, LotSimple and Plan: invoice within one business day of your request; the PDF report by email within two business days of payment.
• Develop: the timeline is set out in your quote.

Business days are Monday to Friday, excluding BC statutory holidays.

Refunds and corrections

See the refund policy. In short: a full refund if we can't cover your lot, free correction of errors, and no refund once a correct report is delivered.

Not advice

A report is research. It isn't legal, planning, engineering, survey, real estate or financial advice, and it doesn't replace a title search, a survey, a professional assessment, or a conversation with the planning department. The adopted bylaw, as interpreted by the local government, always governs.

Accurate to its date

Every report shows the date each document was read. It's accurate to that date, and only as accurate as the public records it cites.

Limit of liability

As far as the law allows, our total liability for anything to do with a report is limited to the price you paid for it. We aren't liable for indirect losses, such as a decision to buy, build or spend, or lost profit.

Using your report

Your report is for you and the people you're working with on the property, such as your realtor, designer, builder or lender. Please don't resell or republish it.

How we handle your information is set out in the privacy policy.

Law

These terms are governed by the laws of British Columbia and Canada. Nothing in them limits any rights you have under BC consumer protection law. The terms that apply to an order are the ones on this page when you placed it.
